details for submission to the Local Authority for Planning Permission and
Building Regulation Approval.

Remodelling and Conversion I initially visit the client to discuss the ideas the
family may have for the construction of a new dwelling – or tackle a renovation
project - or the need to create more usable space in their existing home
a detailed dimension survey of the property and
land is carried out, which forms the basis to produce preliminary design plans
which can show whether the ideas are practical and possible. These proposals form the basis for a pre planning application
discussion with the Local Authority planning officers who will usually offer
advice, guidance and other information (including Planning policy), before any
formal Planning Application is submitted. Building Regulation application and approval
completes the design stage before moving into the Construction stage. This is
where materials and services estimates are finalised and contractors quotations
are obtained.
